Exceptional Berkeley Craftsman Home on Panoramic Hill

$2,750,000

60 Panoramic Way, Berkeley
Welcome to the William J. Moore House at 60 Panoramic Way, a distinguished Craftsman-style residence, artfully constructed around 1913. Henry Rowe is identified as the designer and builder of the subject property. According to a publication by the Berkeley Architectural Heritage Association (BAHA)2, Rowe purchased several contiguous lots on Panoramic Hill and built five houses between 1908 – 1913, including the subject property, and his own personal residence. All of these houses were designed in the overarching Craftsman style, with expressions of varying idioms of the style.

Set in Berkeley's Panoramic Hill Historic District, this home has been a proud fixture on the National Register of Historic Properties since 2004, with its volcanic rhyolite retaining wall contributing to its historic significance.

This residence, designed in the First Bay Tradition, features natural brown wood shingles and clinker-brick chimneys. It is spacious and well-lit with many windows and spectacular views. With a steeply pitched front gable roof adorned with exposed rafter tails, its façade boasts character-defining fenestration, including bay and double-hung windows. The entry, elevated above street level, is accessed via a stone and wooden staircase leading to a charming recessed porch.

The first floor opens to an inviting living room with French doors, a grand fireplace, and a striking Steuben-style ceiling fixture. This floor has a formal dining room with old-timey windows/doors and a modernized kitchen with rear yard access. Upstairs, the primary suite offers sweeping San Francisco Bay views, two additional bedrooms, two updated baths and a dramatic bridge walkway leading to the backyard were you can enjoy amazing views and sunsets. The top floor houses a versatile open concept bedroom/bath and a den/home office. The finished basement provides versatile extra living space with its own entry, kitchenette, bath and storage.

The current owners have completed many enhancements to the home’s integrity and safety. See property disclosures for more information. In 2025, the home was approved to have a coveted Mills Act contract for the Preservation of Historic Property that provides a property tax reduction in exchange for the owner's commitment to restore, rehabilitate, and maintain the historic character of the property. Be a part of the historic preservation process!

Located near the U.C. Berkeley campus and nestled near the Claremont Canyon Regional Preserve, Panoramic Way is conveniently located near extensive trail networks great for hiking, exploration, and birding with stunning spectacular views and close to downtown Berkeley, the Elmwood and Solano Avenue.

Savor this great opportunity to be part of Berkeley’s history!
